




According to data from CoreLogic, soon to be rebranded as Cotality, the national average property price rose by 0.4% in March, bringing the average to A$820,331. This growth was observed across all capital cities, except Hobart, with Sydney and Melbourne experiencing increases of 0.3% and 0.5%, respectively.
The RBA's rate cut has slightly improved borrowing capacity and mortgage serviceability, making it more feasible for buyers to enter the market. However, despite these gains, the sustainability of this upward trend remains uncertain due to persistent affordability issues. The market had previously experienced a year-long decline, impacted by high interest rates, but rebounded with the February rate cut by the RBA.
While the RBA is expected to maintain the current 4.1% rate, market swaps suggest potential further cuts down to 3.35% this year. CoreLogic warns that without significant improvements in home loan serviceability, a substantial market growth trend is unlikely, despite supporting factors like government cost-of-living relief, income growth, and a robust labor market.
